Cold Storage Frame Configurations: Single Span, Multi-Span and Insulated Envelope
A cold storage frame is either a single span with no interior columns or a multi-span hall with interior column lines. A single span up to 60 m is standard, and spans up to 100 m are engineered for the project. Send the goods you plan to store and the insulation you expect, and the quote starts from those inputs.

Single clear span
No interior columns cross the width of the frame, so the floor inside stays open.

Multi-span
Interior column lines divide the width into several spans, and the layout that comes with the quote shows where they fall.

PU sandwich panel envelope
Roof and walls are clad in PU sandwich panels over the steel frame. Thickness and thermal data are not published on this page, so ask for them with your RFQ.

What Moves the Cost of a Cold Storage Building
Cold storage costs more than a standard warehouse because of insulated panels and refrigeration, and is quoted per project. If your goods need no temperature control, steel warehouse buildings are the simpler option. Insulation, a crane track system, facade design and on-site erection guidance are optional.
| Cost driver | What moves the number |
|---|---|
| Span and eave height | Spans up to 60 m are standard, wider spans up to 100 m are engineered, and eaves run 6–12 m |
| Insulated panel scheme | The panel scheme set for the project moves the envelope cost |
| Wind and snow loads | High wind and snow zones call for a heavier frame, set by the local code |
| Crane provision | Provision can be made for a 5 t, 10 t or 20 t overhead crane |
| Doors and windows | The quote follows the door and window count |
| Mezzanine | A mezzanine floor added to the layout adds to the scope |

Design Codes and Documents for Cold Storage Steel Frames
The steel frame is designed to the code set by the destination country and the project engineer. These are design codes, not certificates, and the list below shows the codes in common use.
- AISC 360
- EN 1993
- AS 4100
- GB 50017
Loads are engineered to the code that applies at your site, and AS/NZS 1170 covers design loading for Australia and New Zealand. High wind and snow zones get a heavier frame and closer purlin spacing, and the final design of structure, services and civil works is confirmed by the local professional for your project.

Documents you receive
- Layout, specification and itemized quoteFree, and sent first.
- 3D model approval before cuttingThe Tekla 3D model goes to you for approval, and steel is cut only after you approve it.
- Shop drawings and installation manualSupplied with the shipment for your erector.
- UT report and photosThe ultrasonic testing report and photos are sent before you pay the balance.
Manufacturing and Quality Checks for Cold Storage Steel
We manufacture the frames under an ISO 9001:2015 quality system, in four factories with 12 production lines and 150,000 m² of factory space, at an annual capacity of up to 150,000 tonnes of steel structures. Our steel structures are manufactured by Qingdao Xinguangzheng Steel Structure Co., Ltd. (NEEQ: 834422), which is certified by the Canadian Welding Bureau to CSA W47.1 Division 1. It holds EN 1090 (CE), EAC (GOST 23118-2019), ISO 9001:2015, ISO 14001 and ISO 45001 certification. It also holds China’s Grade I qualifications for steel structure manufacturing and steel structure engineering contracting, and certificate copies are available on request.
Cutting and welding
We cut plate on laser cutting machines and weld with welding robots, using Q355B welded H-section for the main frame.
Weld testing
Main welds are tested by ultrasonic testing (UT), and coating thickness is measured before the steel leaves the factory.
Blast and prime
Steel is blast cleaned to Sa2.5 and primed with epoxy zinc-rich primer on an automated coating line, and hot-dip galvanizing is optional.
Check before final payment
The UT report and photos reach you before you pay the balance, and third-party inspection is welcome.
Manufacturing process

Ordering a Cold Storage Building: From Brief to Container Loading
Requirements
Send width, length and eave height, site country and city, single or multi-span, and any insulation, crane, door, window and mezzanine needs.
Quotation
A free layout, specification and itemized quote comes first, and it states what is in and out of the supply.
Design and fabrication
The Tekla 3D model goes to you for approval, and cutting starts only after approval. Production takes 15–40 days depending on tonnage, confirmed in your quote.
Export and support
Steel goes on steel pallets with an export packing and container loading plan, from Qingdao Port, about 1.5 hours from the factory. Transit time is confirmed for your destination port, a whole project usually takes 4–12 weeks, and on-site erection is not in the quote.
Cold Storage Building FAQ
What is a cold storage building?
In Xinguangzheng’s supply, a cold storage building is a prefab steel kit: primary and secondary steel with PU sandwich roof and wall panels. It costs more than a standard warehouse because of insulated panels and refrigeration, and is quoted per project. Foundation and erection are done by your local team.
What is a cold storage warehouse?
A cold storage warehouse built from our kit has a single- or multi-span steel frame. Eave height runs 6–12 m and can be raised, bay spacing is 6–9 m and set to your racking layout, and a single clear span goes up to 60 m as standard. Send your intended use and insulation need with the request.
What is the minimum order size for a cold storage building kit?
Projects start at 3,000 m². Smaller buildings, and turnkey projects that need the supplier to build the foundation and erect the building locally, are outside this supply, which covers the steel kit only. Send your dimensions and site location, and the quote confirms whether your project fits.
What is included in a cold storage building quote, and what is not?
The quote covers steel structure, roof and wall panels, gutters and downpipes, bolts, accessories, shop drawings, the installation manual, export packing and a loading plan. Foundation, site erection, sea freight, clearance, duties, taxes, insurance, permits and site preparation are excluded. Insulation, a crane track system and erection guidance are options.
Does the quote include the refrigeration system?
No. The quote covers the steel kit items listed in question 4, and refrigeration equipment and installation are not supplied by us. Insulated panels and refrigeration are what make a cold store cost more than a standard warehouse, so compare quotes on the same supply boundary.
Which payment terms apply, and when does the weld test report arrive?
Payment is by T/T or L/C, with a 30% deposit and the remaining 70% paid before shipment. Before you pay the balance, the ultrasonic testing (UT) report on the main welds is sent together with photos, and third-party inspection is welcome.
How long does delivery take for a cold storage building?
Production takes 15–40 days depending on tonnage, confirmed in your quote. The whole project, from consultation and 3D design approval through fabrication to local erection, usually runs 4–12 weeks. Steel ships from Qingdao Port, and sea transit time is confirmed for your destination port in the quote.
Who builds the foundation and erects a cold storage building?
Your local contractor designs and builds the foundation and erects the building, because on-site work is outside the quote. Column base reaction data for the foundation design, an installation manual and free remote guidance are provided, and on-site erection guidance is an option.
Has Xinguangzheng supplied a cold storage building before?
Published overseas projects cover warehouses, industrial plants, an aircraft hangar, showrooms, a supermarket and an office building, and a cold storage building is not among them. Area and year are not published here, so ask in your request for similar steel projects that can be described. See the delivered projects for the building types supplied.
