Specifications

Commercial Steel Frame Buildings: Specifications for Span, Eave Height and Bay Spacing

Commercial steel building systems from Xinguangzheng are supplied as a steel kit, and the table below gives the frame ranges that apply. Projects start at 3,000 m²; smaller projects, and turnkey projects that need the supplier to build the foundation and erect the building, are not a fit. If the building mainly stores goods or houses production rather than receiving customers, start from the specifications for a steel building warehouse or steel industrial buildings, which is simpler. Commercial building types on our supplied project list include car dealership showrooms, a supermarket, a gymnasium, a stadium and an office building.

Commercial Prefabricated Metal Buildings: Single-Span, Multi-Span and Add-On Provisions

Commercial prefabricated metal buildings are framed in Q355B welded H-section and fabricated in the factory before shipping. Choose a single span when the floor must stay clear of columns, and a multi-span layout when interior column lines are acceptable; span and crane tonnage then feed into the quote.

Single clear span

No interior columns cross the width of the frame, so the floor inside stays open.

Cost drivers

What Moves the Cost of Commercial Metal Buildings for Sale

Each commercial building we quote is priced to your project drawings, and this page lists the cost drivers without publishing a rate. A cold storage building costs more than a standard warehouse because of insulated panels and refrigeration, and is quoted per project. Anchor bolt supply is confirmed in your quote.

Cost driverWhat changes the quote
SpanClear spans up to 60 m are standard, and wider buildings up to 100 m are engineered per project
Wind and snow loadsHigh wind and snow zones call for a heavier frame and closer purlin spacing
Crane tonnageProvision can be made for a 5 t, 10 t or 20 t overhead crane
Local codeThe code that applies at your site sets the design loads, so it shapes the frame
InsulationRoof and wall options run from 0.5 mm profiled sheet to EPS, rock wool or PU sandwich panel
Doors, windows and mezzanineThe quote follows the door and window count, and a mezzanine floor adds to the scope

Engineering

Design Codes and Documents for Metal Buildings for Commercial Use

Metal buildings for commercial use are designed to the code set by the destination country and the project engineer, so the applicable code changes from site to site. The final design of structure, services and civil works is confirmed by the local professional for your project. A building is designed for a 50-year service life, with maintenance as set out in the maintenance manual.

  • AISC 360
  • EN 1993
  • AS 4100
  • GB 50017

These are design codes in common use, not certificates. Loads are engineered to the code that applies at your site, and AS/NZS 1170 covers design loading in Australia and New Zealand. High wind and snow zones get a heavier frame and closer purlin spacing.

From Brief to Delivery: How a Commercial Building Order Runs

A commercial building order runs from brief to container loading in four steps, and the whole project usually takes 4–12 weeks including local erection. Production alone takes 15–40 days depending on tonnage, so ask for the tonnage-based date in your quote.

  1. Brief

Send the building use, dimensions and site location.

  2. Quotation and 3D model

A free layout, specification and itemized quote comes first, and the Tekla 3D model goes to you for approval before any steel is cut.

  3. Fabrication and inspection

Production is confirmed in your quote, and the UT report and photos are sent before you pay the balance.

  4. Packing, shipping and manual

Steel goes on steel pallets with an export packing and container loading plan, from Qingdao Port in 20′GP, 40′GP, 40′HQ or 40′OT containers or as bulk cargo. Sea transit time is confirmed for your destination port in the quote, and the installation manual and free remote guidance support your local erector, because on-site erection is not in the quote.

FAQ

Commercial Metal Buildings FAQ

What are commercial metal buildings, and what do you supply?

Commercial metal buildings are steel frame buildings for commercial uses such as showrooms, supermarkets and sports venues. The supply is a prefabricated kit designed per project and made in the factory: primary and secondary steel, roof and wall panels and accessories. Foundation and on-site erection are done locally by your contractor.

What is the minimum order size for commercial metal buildings?

Commercial metal buildings start at 3,000 m². Smaller buildings, and turnkey projects that need the supplier to build the foundation and erect the building, are outside this supply, which covers the steel kit only. Send your dimensions, site location and intended use, and the quote confirms whether your project fits.

How wide can a commercial steel frame building span?

A single span without interior columns reaches 60 m as standard, and spans up to 100 m are engineered project by project. Multi-span layouts use interior column lines instead, and eave height runs from 6 to 12 m and can be raised. Bay spacing of 6–9 m is confirmed in your quote.

What does a commercial building quote include and exclude?

The quote covers the steel structure, roof and wall panels, gutters and downspouts, bolts, accessories, shop drawings, the installation manual, export packing and a container loading plan. Foundation, on-site erection, sea freight, customs clearance, duties, taxes, insurance, permits and site preparation are excluded. Insulation, a crane track system and erection guidance are options.

What affects the cost of a commercial metal building?

Six drivers move the quote: clear span, wind and snow loads, crane tonnage, the local code, insulation, and the number of doors and windows plus any mezzanine. This page publishes no price, because every quote follows your drawings. Send those details and the quote itemizes the scope.

What lead time should I plan for a commercial building order?

Production takes 15–40 days depending on tonnage, confirmed in your quote. A whole project, from consultation and 3D design approval through fabrication to local erection, usually runs 4–12 weeks. Steel ships from Qingdao Port, and sea transit time is confirmed for your destination port in the quote.

How are payments split, and can the welds be checked before I pay the balance?

Payment is by T/T or L/C, with a 30% deposit and the remaining 70% paid before shipment. Before you pay the balance, the ultrasonic testing (UT) report on the main welds is sent together with photos, and third-party inspection is welcome.

Who is responsible for the foundation and erection on site?

Your local contractor designs and builds the foundation and erects the building, because on-site work is outside the quote. Column base reaction data for the foundation design, an installation manual and free remote guidance are provided, and on-site erection guidance is an option. The final design of structure, services and civil works is confirmed by your local professional.

Where have you supplied commercial metal buildings?

Xinguangzheng has supplied car dealership showrooms in Uruguay, Brazil, the Netherlands and Aruba, a supermarket in Angola, a gymnasium in Uruguay, a stadium in Aruba and an office building in the Solomon Islands. Project area and year are not published here, so name the building type and destination country when you ask. See the delivered projects for this building type.
